Uptown

Uptown is one of the neighborhoods that gives Dallas its metropolitan feel and, as such, has earned a reputation as one of the more "high-brow" and trendy areas of town. Located just north of downtown Dallas and east of Oaklawn, Uptown is a popular place for young professionals to both live and play. The neighborhood feel is heightened by the ability to get nearly anything you need within the area...boutiques, shopping, workout facilities, grocery stores, and trendy restaurants, clubs, and bars are all within minutes away and often within walking distance. The McKinney Avenue Trolley and West Village shopping add to the character of Uptown.

For living, there are a number of high-rises, townhomes, and apartments that cover the area. The State Thomas and West Village areas combine city living with street level retail to give residents a true urban living experience. This city style living comes at a cost, though, and makes Uptown one of the most expensive areas in Dallas to rent or buy. Most of the development in the area is relatively new, having been built within the past 10 to 20 years, and new developments are popping up every day. Make no mistake, real estate prices in Uptown are only headed up.

University Park

One of the most desirable neighborhoods in all of Texas, University Park (UP) is known for having some of the most beautiful Dallas homes. Simply put, UP is the perfect suburb. It’s located a few miles from the beautiful homes of Highland Park (also part of the "Park Cities") in a spectacular school district, surrounded by more than 30 lakes, and has the lowest crime rate in the entire city. The real estate in University Park tends use Spanish architecture and be extremely luxurious. The neighborhood is also home to Southern Methodist University, and as a result, many of the professors and research staff live in the area. The neighborhood is also teeming with restaurants, art galleries, and shopping centers like NorthPark Center, Snider Plaza, and Highland Park Village. Of course living in this utopian society is not cheap, and as any local Dallas agent can tell you, many homes are worth well over a million dollars. But if you can afford it, University Park and its neighbor Highland Park have all the amenities you could possibly want.

Oaklawn

Oak Lawn is located just north of Victory Park and nestled between Turtle Creek and the Dallas North Tollway. Just minutes north of Downtown, Oak Lawn provides more affordable living options than the neighboring Uptown. In addition, you get a little more space for the dollar (both lot size and home square footage), though, the homes, duplexes, and townhomes tend to be a bit older (but with arguably more character). Oak Lawn is known for its artsy flare in otherwise conservative surroundings. There are plenty of amenities in Oak Lawn. A number of great restaurants are scattered throughout the area, and a great Whole Foods for the organic shopper.

M-Streets

Located just East of Highland Park and the SMU area and a few miles northeast of Deep Ellum, M-Streets is commonly split in two distinct neighborhoods. Some parts are home to a vibrant nightlife with numerous bars, restaurants, and live music venues. Given its proximity to University Park apartments and condos, the area is a hotspot for SMU students who enjoy bar hoping up and down Greenville Avenue. Lower Greenville also has a yearly St. Patrick’s Day parade which is well known throughout all the various neighborhoods in Dallas. M-Streets real estate is a bit more upscale, and as a result, the homes, lofts, townhouses, and condos are more expensive. A great example of real estate in the M-Streets is the recently developed Mockingbird Station which is a newly developed urban village with upscale lofts and restaurants. But have no fear if loft living is not your style, there are plenty of luxurious and spacious homes for sale in the area as well.

Downtown

Although the number of residents living in downtown Dallas declined in the late 1990’s, forecasts by the Central Texas Council predict the area will grow 500% by the year 2030. Many historic buildings are being converted into trendy residential lofts, and young professionals in search of an urban lifestyle are flocking to the area. Similar to housing in Deep Ellum, downtown Dallas offers a level of convenience unmatched anywhere else in the city as resident can walk to work, the grocery store, and the their local health club. Extremely popular among young professionals, the neighborhood’s median age is 30 years old and most homes have only one or two bedrooms. Most Downtown Dallas Real Estate comes in the form of converted lofts, condos, apartments, and luxurious high rises. While units in this community can be somewhat pricey, downtown is an ideal location for young professionals and singles looking for convenience and an urban lifestyle.

Highland Park

Highland Park has some of the largest and most luxurious homes in Dallas. Centrally located on the edge of SMU campus, just north of the Uptown / West Village area, and only a few miles away from Downtown Dallas, Highland Park Texas real estate can be extremely expensive. With an average income of $150,000 and a median condo/home price of just under a million dollars, it no surprise that the area was recently rated as one of the wealthiest locations in Texas. In addition to unique and beautiful homes, Highland Park also has numerous outdoor recreation facilities, parks, and is located within one of the best public schools systems in the nation. The area also has numerous shopping centers, art galleries, independent movies theatres, and much more. Much like University Park (the "other" part of the "Park Cities"), Highland Park homes are expensive, but for those that can afford the price tag, this neighborhood has everything you could ever dream of.

Knox- Henderson

The Knox-Henderson neighborhood is just North of Downtown near the SMU Campus and the expensive homes in Highlands Park. Known for its lively bar and restaurant scene, Knox-Henderson attracts people from all over central Dallas. Since the entire neighborhood is only a few blocks, most people just park their cars and hop from bar to bar. In addition to its nightlife, Knox-Henderson is also one of the oldest shopping hot-spots in Dallas. Although most of the buildings were remodeled in the mid 1990’s, several stores have remained true to their historic roots.

A short walk from downtown, Knox-Henderson is a great neighborhood for anyone looking to avoid the daily commute and live an eclectic environment.

East Dallas

Tree-lined streets and historic homes characterize East Dallas, just a few minutes from downtown Dallas and Baylor Medical Center. The Swiss Avenue and Munger Place historic districts date from the early 1900s and include beautifully restored homes in a variety of architectural styles. These neighborhoods fall between Deep Ellum and Lower Greenville Avenue, eclectic centers for top notch dining and entertainment. Just up Greenville Avenue are the popular "M" street neighborhoods filled with two and three-bedroom Tudors.

Lakewood

Lakewood is a charming community of stately, large homes and quaint cottages on winding, tree-lined streets. Located just west of White Rock Lake and 15 minutes from downtown, Lakewood is popular among downtown professionals and those who work nearby Baylor Medical Center. There is a strong sense of community here, enhanced by the Lakewood Service League, a civic and social organization that supports area charitable organizations and parks; the Dallas Northeast Chamber of Commerce, Lakewood Shopping Center and Lakewood Country Club.

Preston hollow

Preston Hollow is a neighborhood filled with the upper-class. It is one of the wealthiest areas in the state of Texas. Celebrities, athletes, CEO's, politicians, millionaires and wealthy professionals comprise the Preston Hollow neighborhood. Some of the most famous residents of Preston Hollow include billionaire investors Harold Simmons, T. Boone Pickens, former Dallas mayor Laura Miller and former presidential candidate Ross Perot. Even the cosmetics guru Mary Kay Ash once lived in the exquisite Preston Hollow neighborhood.

Home prices in the Preston Hollow area start from $800,000 and can exceed twenty million dollars for a large estate. The most expensive home in Preston Hollow is worth $40 million dollars and belongs to a CEO of a software company. The average income for residents in the Preston Hollow area is estimated at $258,000 per year. Many of the homes in Preston Hollow are located on several acres and have tennis courts, pools, and lavish landscaping. Even the apartments that are located in the area are styled in elegant French Chateau architecture and include luxury on-ground amenities. Preston Hollow has some of the most expensive homes in Texas and is the home of many of the nation's richest residents.

Victory Park

Victory Park. For those of you who have been asleep this past year, you probably missed the partying over at the ultra-hip, cooler-than-thou W Hotel. It's the center of the area known as Victory Park. The area is still under construction, but as shops and restaurants slowly start to open up, it's threatening to become the place to see and been seen in Dallas.

Victory Park is located next to the American Airlines center, where you can go see the Mavericks play, then leisurely walk up and down the boardwalk or have yourself a proper dinner at one of the nearby trendy restaurants.

Yeah, the W Hotel is cool and the Ghost Bar is an all night party, Victory Park area is starting to open up and look promising. There are several new shops opening up and a few cool restaurants.

Deep Ellum

Just a few blocks east of Downtown and close to the lower Greenville area, Deep Ellum is the arts and entertainment headquarters for the entire city. With a myriad of live music venues, art galleries, opera houses, and famous venues like Club Dada, the Deep Ellum neighborhood has everything necessary for a memorable night out on the town. Described as a trendy SoHo in the heart of Texas, the area has quickly become a hotspot amongst young urban professionals looking for an avant garde social scene. The area has given rise to numerous successful artists, singers, and bands like The Meat Puppets. In addition to the usual arts, Deep Ellum has become a hotspot for graffiti art, and large murals can be found throughout the community. Although there are some houses in the area, most Deep Ellum real estate comes in the form of urban lofts, high rises, condos, and townhomes. Surrounded by one of the most happening scenes and often having a perfect view of the Dallas skyline, Deep Ellum has some of the more unique properties in town.
